These terms govern your use of this website and the net-sheet tool on it. They do not govern any program agreement you sign with Zoom Casa — those agreements have their own terms on the term sheet, and the term sheet wins if anything ever conflicts with what you're reading here.
1. What this site is
This site describes three programs offered by Zoom Casa: Cash Offer+, Buy Before You Sell, and Pre-Sale Prep. It includes educational content about each program, a net-sheet entry that previews the offer math for a specific address, and information about how to start a consultant conversation.
Zoom Casa is the company behind these programs. The company is headquartered in Woodland Hills, California, and operates in all 50 U.S. states, the District of Columbia, and Puerto Rico (subject to program availability, which varies by jurisdiction).
2. Who can use this site
You must be 18 or older to use the net-sheet tool or to contact a Zoom Casa consultant. By using the tool, you confirm you are an adult or are acting on behalf of one with their authorization.
The programs we describe here are for owner-occupied or owner-controlled residential properties. They are not intended for commercial real estate, vacant land, manufactured housing without permanent foundation, or properties subject to active litigation. If your situation doesn't fit, the consultant call will tell you on the same call.
3. The net-sheet is illustrative — not a binding offer
The net-sheet preview displayed on this site is an estimate based on public records, automated valuation, and the program parameters of whichever program your situation routes to. It is illustrative and not a binding offer.
The actual offer — the price, the program fee, the timing, the terms — is issued in writing by a Zoom Casa solution consultant on a term sheet, after a manual underwriting review and a conversation with you. The term sheet is the document that controls. The preview number is a useful starting point; it is not a contract.
4. Program agreements govern the actual transaction
If you decide to move forward with Cash Offer+, Buy Before You Sell, or Pre-Sale Prep, you will sign a program-specific agreement. That agreement — together with the term sheet — defines the economics of the deal: the offer price, the program fee, the timing, the holdback, the obligations of each party, and any jurisdiction-specific terms.
If anything in these Terms of Use ever conflicts with a program agreement you have signed, the program agreement controls.These Terms govern the website and the relationship before a program agreement exists; they do not override the deal once you're in one.
5. Acceptable use
Use the site the way it's intended: to learn about the programs, to preview the net-sheet for your own property or one you are authorized to discuss, and to start a consultant conversation if it's a fit.
Don't use the site to scrape data, to submit addresses you have no authorization to discuss, to impersonate someone else, to interfere with the site's operation, or to attempt to reverse engineer the underwriting model. Don't use the site if a court order, your jurisdiction, or your role prohibits you from engaging with real estate services this way.
6. Intellectual property
The site design, the program names, the editorial content, the underwriting model, the brand identity, and the logos are owned by Zoom Casa or its licensors. You may share links to public pages on this site and quote short excerpts with attribution. You may not copy or reuse our content, brand marks, or underwriting methodology without written permission.
7. Disclaimers
Real estate transactions involve risk and uncertainty. We will tell you the math, we will publish the structure, and we will stand by every number on the term sheet — but we cannot guarantee outcomes outside our control.
- Results are not guaranteed. Past program performance is not a guarantee of future results. The numbers in any worked example shown on this site are illustrative.
- Not all properties qualify.Each program has eligibility criteria, and the consultant call is where we confirm fit. If we can't make a competitive offer, we say so on the same call.
- Program availability varies by jurisdiction. A program available in California may have different terms — or not be available at all — in another state.
- Third-party information. Public-records data, comparable sales, and Automated Valuation Model outputs come from third parties. We use them in good faith but do not warrant their accuracy.
- The site is provided “as is.”We don't guarantee continuous availability, freedom from errors, or compatibility with every device or browser.
8. Limitation of liability
To the maximum extent allowed by law, Zoom Casa is not liable for indirect, incidental, special, consequential, or punitive damages arising out of your use of the site. Our total liability for any claim arising from your use of the site (not from a signed program agreement, which has its own remedies) is limited to fifty U.S. dollars.
Some jurisdictions don't allow these limits. Where they don't apply, the limits apply only to the extent permitted.
9. Indemnification
You agree to indemnify and hold Zoom Casa harmless from claims arising out of your misuse of the site — for example, submitting an address you have no authorization to discuss, or using the site for a purpose other than learning about the programs and starting a consultant conversation. This indemnity does not apply to claims arising from Zoom Casa's own negligence or misconduct.
10. Governing law and disputes
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute arising out of these Terms or your use of the site that is not resolved through good-faith discussion will be resolved in the state or federal courts located in Los Angeles County, California — and you consent to personal jurisdiction in those courts.
Nothing in this section limits your right to bring a claim in small-claims court, where available, or to participate in any statutory consumer-protection process in your home jurisdiction.
11. Changes to these terms
We may update these Terms from time to time as the business changes. When we do, we will update the “Last updated” date at the top of this page. Material changes — changes that expand your obligations or limit your rights — take effect 30 days after we post them; continued use of the site after that date constitutes acceptance.
